Kiawah Island
Beach paths, resort golf and The Sanctuary. The location of your home determines the most useful beach route.

Beach mornings. Farm-stand finds. A table worth the drive. Two islands, with Johns Island and the river close by.
A SOUTHLINE GUIDE / WITH FAVORITES SELECTED BY COASTLINES

Know the neighborhood
Choose for the day you want. Keep the geography clear: a nearby restaurant, a gated community and a hotel facility are not the same kind of access.
Beach paths, resort golf and The Sanctuary. The location of your home determines the most useful beach route.
Private-community calm, equestrian experiences and Club recreation for eligible guests.
Shared village shopping and marina outings outside the residential gates.
Rosebank Farms, The Dunlin and the restaurants and excursions worth planning beyond the island.

A Southline stay. A Coastlines point of view.
Coastlines is Southline’s independent lifestyle and curation partner. From the details of a stay to the places worth discovering, it brings a considered, Charleston-born point of view.
The Coastlines mark identifies a smaller selection within this guide. These are places chosen for their character, the care behind them and the experience they add to a day. They lead each category; more good options follow.
Southline remains your contact for the home, planning and arrangements. A favorite is a recommendation—not a certification or a promise of availability or access.

COASTLINESTHE COASTLINES FEATURE / Rosebank Farms
Rosebank Farms is the stop we would build into a southern-islands stay—not as an errand, but as a small connection to the place you came to enjoy.
The current farm stand at Kiawah River brings together seasonal produce, flowers and provisions. Start with what looks best that day. Bring something home for the table, then let the rest of the afternoon stay open.
Pair it with a booked Coastal Expeditions outing or time at The Dunlin. Each has its own meeting point and reservations; the farm stand itself is not a tour ticket.

BEACHES / GATES / POOLS / EVERYDAY DETAILS
A little clarity before arrival protects the best part of the stay. Choose the island below; never borrow another home’s amenity assumptions.
Checked September 21, 2026. These are practical summaries of official guidance. Posted rules, current provider terms and your reservation’s written inclusions control.
THE DETAILS / KI / SI
Your gate pass gets you to your home. It does not open every pool, private club or hotel facility.
Send Southline the names and vehicles requested in your arrival instructions. Use the stated gate and display the issued pass. Dining, golf and activity visitors should arrange entry with that provider; a Seabrook pass is not a Kiawah pass.
Official detailsUse only the private or neighborhood pool listed with your home. Night Heron and West Beach resort pool benefits are tied to qualifying resort stays; Sanctuary hotel pools have separate restrictions. A Southline reservation, meal or tee time does not automatically include any of them.
Official detailsKICA’s Sandcastle facilities are not available to renters. Do not plan to buy a renter pass or borrow an owner’s access. Use the pool and fitness arrangements specifically confirmed for your home.
Official detailsAsk Southline about your home’s actual gym privileges. Book resort tennis, pickleball and lessons directly, confirming non-resort eligibility and fees. A spa treatment is not general hotel fitness or pool admission.
Official detailsKeep to posted limits and park in the home’s allocated spaces. Do not use roadside shoulders or a neighbor’s drive as overflow parking. KICA restricts private golf carts, low-speed vehicles, mopeds and motorcycles; do not import an IOP rental-cart plan into Kiawah.
Official detailsSouthline’s arrival guide identifies your permitted boardwalk. Ask about stairs, distance and beach carts. Kiawah Beachwalker Park, 8 Beachwalker Drive, is the public alternative with parking, restrooms and seasonal lifeguard/accessibility services. Call 843-762-9964 for current facilities.
Official detailsKiawah prohibits swimming or wading in Captain Sams Inlet. Use designated dune crossings, fill holes and remove gear nightly. No glass, metal shovels, prohibited plastics or drones. E-bikes are not permitted on the beach.
Official detailsMay–October: turn off beach-visible exterior lighting from 9 p.m. to dawn. Protect nests and wildlife. No do-it-yourself beach bonfire; fires need Town authorization. Mingo Point is a separately booked resort event, not permission to light a fire near your home.
Official detailsOutside special zones, leash March 1–October 15. October 16–February 28 allows controlled off-leash use dawn–dusk, with a leash at night. Critical habitat excludes dogs; the designated Dog Use Area has separate rules. Beachwalker Park requires a leash. Read the official zone map first.
Official detailsTHE DETAILS / KI / SI
Separate the vehicle pass, the Lake House credential and private Club privileges. They answer three different questions.
SIPOA currently charges $40 per rental vehicle pass for stays of 1–179 nights. The owner or rental manager is billed; check your Southline confirmation for whether it is included or itemized. It is not automatically another $40 to pay at the gate.
Official detailsFollow your Southline instructions for the remote pass office at 1900 Seabrook Island Road. A SymLiv QR code must be exchanged for the displayed vehicle pass; it is not itself a gate pass. Confirm current hours and after-hours pickup before arrival.
Official detailsRenters need the proper amenity credential for Lake House access. Indoor pool and fitness use may incur separate charges. The outdoor pool, gym and classes do not all have identical inclusions. Lake House: 843-725-1580.
Official detailsGolf, racquets, Club dining and oceanfront Beach Club pools require qualifying Club guest privileges. Your home must offer the applicable access. A vehicle pass or Lake House credential does not establish it. Ask Southline before reserving.
Official detailsAllow at least 48 hours. The Amenity Office is at 1101 Landfall Way; call 843-768-3942. Digital QR issuance is currently free; a printed card is $10 and a replacement $20. Facility use, Club access and activity fees remain separate.
Official detailsUse your home’s authorized boardwalk. SIPOA identifies accessible parking/ramp arrangements at Boardwalks 1 and 9; call Security at 843-768-6641 about the required access. Not every boardwalk has restrooms, showers or lifeguards.
Official detailsOur recommendation is not to swim in the inlet. Town rules prohibit swimming/wading from two hours before until two hours after low tide, and whenever dolphins are present. Never attempt to cross the inlet to Kiawah.
Official detailsThe island limit is 25 mph unless posted otherwise. Passes and parking allowances are vehicle-specific. Ordinary golf carts are prohibited; qualifying registered/insured LSVs need SIPOA authorization and count toward the home’s vehicle allowance. No LSV use on beach or paths.
Official detailsUse the Town’s dog-zone map. Red zone: no dogs. Yellow zone: leash always. Green zone: leash 10 a.m.–5 p.m. April–September; effective control applies at other permitted times. October–March green-zone off-leash use still requires control. A beach fire needs prior SIPOA approval and must follow its permit.
