What homes does Southline manage?

Southline manages vacation homes on Kiawah Island, Seabrook Island and Isle of Palms, including Wild Dunes. We consider location, condition, guest experience and the owner’s goals—not simply bedroom count or projected revenue. We begin with a property review to understand your home, its rental readiness and whether our approach is the right fit.

What does Southline’s vacation rental management include?

Our service brings together marketing, pricing, reservations, guest communication, housekeeping oversight, inspections and owner reporting. You work with a local property manager, supported by the wider Southline team. We coordinate the work around your home, but not every property expense is included in the management fee; your proposal separates included services from additional charges.

How are management fees and other owner costs calculated?

Your proposal states the management percentage, the revenue it applies to and any separate charges. Under our standard agreement, the management fee is calculated on collected rental revenue, excluding guest fees and taxes. Per-turn service charges, owner-stay cleaning, repairs, maintenance and other property expenses are identified separately. We review the full cost structure with you—not just a headline commission.

How much rental income could my home earn?

We prepare an estimate using comparable homes, seasonality, the property’s features, available dates and your personal-use plans. We distinguish projected gross rent from estimated owner proceeds after management and known operating charges. We also identify recommended improvements and their costs. Projections are a planning tool, not a guarantee of occupancy or income.

Can I still use my home?

Yes. Personal use is part of the planning conversation. Coordinate your dates with Southline before making plans so we can protect existing guest reservations and prepare the home for you. Your agreement explains owner-stay cleaning and other applicable charges. Personal use, especially during peak periods, is reflected in the rental-income estimate.

How do you care for my home and handle maintenance?

Our property-care program combines pre-arrival and post-departure inspections, housekeeping oversight and regular visits. We coordinate maintenance and keep you informed about concerns and recommended work. Non-emergency approvals and spending authority follow your agreement; emergencies may require immediate action to protect the home or guests. Guest damage protection has limits and does not replace your property insurance.

How will I see bookings, expenses and payments?

Owners receive portal access, monthly statements and a dedicated property-management contact. Your statement shows rental activity, fees, expenses and adjustments. Under our standard agreement, statements and disbursements are issued by the 15th of the month following guest departure, subject to pending charges, refunds and other account adjustments. How do I join Southline or switch from another manager?

Start by sharing your property address, current arrangements and goals. We review the home, prepare a proposal and agree on a transition plan before launch. Existing reservations, notice requirements, property readiness and any required permissions affect timing. We explain the agreement term, termination provisions, fees and treatment of future bookings before you sign; there is no one-size-fits-all handover date.
