Where are Southline’s vacation rentals?

Southline Collection manages vacation homes in four destinations along the Charleston Coast: Kiawah Island, Seabrook Island, Isle of Palms and Wild Dunes. Wild Dunes is a gated resort community on Isle of Palms, not a separate island. Share your dates and priorities with our local team, and we can help compare destinations, beach access, bedroom layouts, pools, stairs and other details that matter to your group.

Why book directly with Southline?

You book with a local team that manages the home, receiving direct help choosing a property and preparing for your stay. Compare the full reservation total—not just the nightly rate. Our quote identifies rent, required charges and taxes, plus any optional services you select, before you pay.

How much is due when I book?

For direct reservations made more than 60 days before check-in, 50% of the reservation total is due at booking; the remaining 50% is due 60 days before check-in and may be charged to the payment method on file. Reservations made 60 days or fewer before check-in require full payment at booking. An alternate booking platform’s displayed payment rules control only where they directly conflict with Southline’s terms.

What is Southline’s cancellation policy?

For direct bookings, cancellations received in writing more than 60 days before check-in receive a refund of amounts paid, less 10% of the pre-tax reservation subtotal. This includes rent and mandatory reservation charges, but excludes taxes, refundable security deposits, optional travel protection and optional third-party services. Cancellations 60 days or fewer before check-in are nonrefundable. Date alterations, shortened stays, property changes and reservation transfers are treated as cancellation and rebooking unless Southline approves otherwise in writing. Conflicting displayed booking-platform terms control to the extent of the conflict.

What happens if weather affects my trip?

Weather, travel delays and early departures do not qualify for refunds under our direct-booking terms. Mandatory evacuation orders must be followed; an evacuation alone does not create a refund right unless required by law. We strongly recommend travel protection, with claims governed by the provider’s coverage and exclusions. Southline does not guarantee reimbursement. If the home becomes unavailable, unsafe or materially uninhabitable for reasons not caused by your party, the separate relocation or refund provisions in our Rental Terms apply.

What is the accidental damage waiver?

Direct reservations include a mandatory, nonrefundable damage-waiver fee: $95 for one- to three-bedroom homes, with a waiver limit of up to $1,000; $145 for homes with four or more bedrooms, with a limit of up to $1,500. Each limit is an aggregate per reservation and applies to qualifying accidental damage reported before check-out. This is a waiver of collection, not insurance or a refundable deposit. Exclusions include pet damage, unreported damage and intentional or reckless damage; excluded losses and amounts above the limit remain the guest’s responsibility. Reservation-specific terms may differ.


Staying with Southline

What are check-in and check-out times?

Standard check-in is 4:00 p.m. and check-out is 10:00 a.m., unless your reservation or Southline’s written instructions state otherwise. We send arrival instructions before your stay once required payments, signatures, identity verification and community forms are complete. Early entry, parking or luggage drop-off and late departure require advance written approval and are not guaranteed. Your arrival guide includes any gate or parking instructions.

Are linens, towels and household supplies provided?

Yes. Your home is prepared with bed linens, bath towels and an initial supply of bath amenities, paper products and basic household supplies. Starter quantities are not intended to last the entire stay. Beach towels, chairs, baby equipment, kitchen necessities and other extras are home-specific—check the listing before packing. Daily housekeeping, linen exchange and replenishment are not included unless arranged separately.

Can I bring my dog?

Pets are welcome only in homes identified as pet-friendly, with advance written approval and the applicable pet fee. Please tell us about each pet before booking and review the home’s restrictions. Unreported or unauthorized pets may result in additional charges and termination of the stay without a refund. Service and assistance animals are addressed separately under applicable requirements; no pet fee is charged for an animal that must be accommodated by law. Who can book, and are parties or events allowed?

The primary guest must be at least 25 and must stay for the entire reservation unless Southline approves their absence in writing. Occupancy and visitor limits are property-specific. Parties, weddings and other events are not normally allowed; any exception requires prior written approval and applicable permissions. Reserving a home does not authorize an event. Quiet hours and noise rules vary by location, and disturbing neighbors is prohibited at all times. Minimum stays vary by home and dates and appear when you search.

Who should I contact if something needs attention?

For an urgent property issue after hours, follow the emergency contact instructions in your confirmation or arrival guide rather than using a general website form. Report cleanliness, maintenance or safety concerns promptly so our local team can assess them and coordinate help. Repair timing may depend on vendor availability, parts and other circumstances. For a medical, fire or other immediate emergency, call 911.

What do I need to do before checking out?

Unless your property-specific instructions expressly state otherwise, there is no need to strip beds, start laundry, wash dishes or take out the trash. Take your belongings, log out of personal accounts on televisions, turn off lights and small appliances, return access items, and close and secure windows and doors. Please leave the home reasonably tidy and report accidental damage before departure. Conditions requiring more than routine departure cleaning may result in additional charges.


Destination Amenities & Planning

Are pools included, and can they be heated?

Pool access and heating vary by home. A private pool, community pool and resort pool are different amenities; only the access specifically listed for your reservation is included. Where heating is available, request it before arrival and confirm the cost and operating limits. Pool heat is not automatic, and outdoor temperatures can affect performance.

Does a Kiawah rental include Kiawah Island Golf Resort amenities?

Not automatically. A vacation home on Kiawah Island does not by itself provide access to Kiawah Island Golf Resort pools or The Sanctuary’s guest amenities. Any private or community pool access is identified in the home’s listing. Golf, dining and other activities have separate booking and eligibility rules. Confirm the amenities that matter to your stay before reserving.

How do Seabrook Island amenity cards work?

Seabrook Island Club access depends on the home’s membership and amenity-card eligibility. Before booking, confirm whether cards are available, whether their cost is included, and which facilities they allow you to use. Club access does not mean every activity is free; golf, racquet sports and other services may carry separate charges. Our team can clarify the arrangements for your home.

Does a Wild Dunes rental include all resort amenities?

No—not simply because the home is inside Wild Dunes. Your reservation includes the private or community amenities identified for that property, not automatic access to every resort-operated facility. Ask us to confirm pool, fitness, tennis and other access before booking, especially when a particular amenity is important to your plans.

What should I know about parking and golf carts?

Parking is limited to the approved spaces and vehicle count for your home. Gate passes and vehicle registration may be required. Golf carts, low-speed vehicles and e-bikes are subject to community-specific restrictions, so do not rent or bring one until its use and parking have been confirmed for your property. Can you help with local plans and experiences?

What if nearby construction or community work affects my stay?

Southline does not control work by a community, neighboring owner or other third party. We communicate material known impacts when reasonably practicable. Construction noise, temporary access changes or similar inconvenience do not by themselves qualify for refunds, credits, rate adjustments, relocation or cancellation outside the stated policy, unless the home becomes materially uninhabitable or applicable law requires otherwise. Contact us promptly about concerns; we may notify the appropriate party but cannot stop or reschedule the work.
