What Makes a Home Right for the Collection

People assume the shortlist is about square footage and photography. It isn’t. The first pass is quieter than that — how a home sits on the land, whether the light is honest at 4pm, whether the walk to the water feels earned.

The second pass is about care. Who has been looking after this home, and how do they talk about it? We’ve turned down homes with beautiful bones because the maintenance story was thin. We’ve added homes that didn’t photograph loudly but stood up when we walked through them a second time.

What we’re protecting, in the end, is the guest’s expectation that every home in the Collection has been chosen the same careful way. One accountable partner for the whole home. That’s the whole promise.
